About the Woodland Hills, California Area WOODLAND HILLS: LOCATION Woodland Hills is located on Highway 101, in the southern part of the San Fernando Valley. Woodland Hills residents can easily enjoy the Southern California beaches, which are only a short drive away, as well as the sights and attractions found in nearby Los Angeles, Hollywood, and Santa Monica. Woodland Hills has a natural beauty that attracts its residents, as well as a central location in Southern California.

 TRANSPORTATION/AIRPORTS Air travel is easy for Woodland Hills residents with both the Los Angeles International Airport (LAX) as well as the smaller airport in Burbank only 20-25 miles away. LAX is a major hub for both domestic as well as International travel, and Burbank is a great airport to travel to and from domestically, as it is much smaller and less crowded than LAX. Burbank is served by Southwest Airlines, which provides inexpensive travel throughout California and the Southwest, as well as throughout the country. Woodland Hills residents are served by Los Angeles County Transportation Department, and various bus lines run through the town.

 BRIEF HISTORY Woodland Hills' earliest residents were the Chumash Indians, who are native to the area. When the Portola Expedition of 1769 explored the area they named it the "Valley of the Oaks". A notable historical event took place when the treaty to end the Mexican War was signed here, allowing California to become the 31st State. After the original expedition, the area was settled by Victor Girard Kleinberger, who called it "Girard", and worked to attract residents through selling sub-plots of land, building up a business district, as well as planting more than 120,000 trees?eucalyptus, sycamore, fir, pine, and pepper. During the Great Depression, the community fell apart and only 75 families remained. One of the large family landholders who then moved to the area was Harry Warner, of Warner Brothers Pictures, who eventually owned 1,100 acres. Woodland Hills was renamed in 1941 when residents worked together to beautify and improve the community. In the 1980s, Warner sold much of his real estate to large corporations who developed it into what is now called Warner Center?the core of the business district today.

 WHAT IS SPECIAL ABOUT THE AREA? Woodland Hills is famous for its shopping as well as its business district of Warner Center. The Promenade is a shopper's heaven, and many fine restaurants can be found in the area. The Warner Center has one of the largest concentrations of corporations and financial institutions in the world. Warner Park, part of the Center, is also the home of the Valley Cultural Center's "Concerts in the Park" series which showcases music of all genres?folk, rock, big band, and classical. There are also many other community events throughout the year, from free concerts put on by the Pierce College Music Department, to plays put on by the Woodland Hills Community Theatre. For those who enjoy outdoor recreation, the beautiful Southern California beaches are only a short 15-20 minute drive away, hikers can enjoy the nearby Santa Monica Mountains, and golfers the many fine golf courses in the area. All this, and the world-class attractions of greater Los Angeles are right around the corner?five-star restaurants, excellent museums and galleries, and amusements for kids of all ages such as Universal Studios Hollywood, Disneyland, Knott's Berry Farm, and more.

The best real estate agents in today's marketplace are becoming even better about marketing the homes they list to the public, as well as to other agents who have potential buyers.
When you are interviewing prospective real estate agents to help you sell your home, ask how they find buyers. In the past, a "For Sale" sign would go into the ground, the basic information went into the Multiple Listing Service, and then there was an occasional Sunday classified ad and an "open house". If the house did not sell right away, the agent might recommend a price reduction.
Agents today are much more sophisticated and pro-active about getting people into their homes. Ask prospective listing agents for two things--a written analysis of what is happening with housing prices in your area and a marketing plan which outlines how they would get your home from "For Sale" to "Sold".
